Landlord Guidance

What Should a Property Management Fee Actually Include?

A management percentage tells a landlord very little unless the service behind it is defined properly. The agreement should explain who communicates with tenants, collects rent, coordinates repairs, monitors compliance, manages renewals and reports on expenditure.

Look beyond the headline percentage

Ask which tasks are included, which are optional and whether contractor invoices attract an additional mark-up. Clarify approval limits, emergency procedures and the frequency of statements and inspections.

At Contract Homes, our principle is simple: the agreed service and fee should be clear before instruction. Third-party costs should be explained, supported by genuine documentation and approved in accordance with the landlord’s agreed authority.
